The original asset consisted of two former communal apartments located within the same entrance and connected by a common staircase. Sold separately, the market would have read them in familiar terms: two large apartments, each constrained by its condition, layout and historic use.

The principal constraint was not the building itself, nor even the apartments' communal past. It was the way the asset was read. Each unit was judged separately through its floor area, physical condition, existing plan and the prevailing price per square metre in the district.
